Yes, we do require that you have a “day of coordinator” for your wedding. Our Homestead Manor staff will be on site during your event to offer assistance to your hired event planner with overall guest hospitality and experience.
Dates are reserved on a first-come, first-serve basis. To secure a date for your event, Homestead Manor must receive a completed and signed contract with a security deposit of 50% of the contracted rental fee. Discussion of dates and contract negotiation does not guarantee a reservation. However, during the contract negotiation phase, your date will be tentatively held. Once a contract has been submitted to you for review, you will have 72 hours to review the contract. If it is not signed, and deposit paid, in that timeframe, then your date will be released.
Homestead Manor has an open vendor policy, which means you may contract with anyone you wish. You are fully responsible for contracting all vendors. We require that all contracted vendors are licensed and insured. Proof of license and liability insurance must be provided to HM prior to your event, along with all vendor names and contact information. Vendors will have access to the venue during the contracted venue access time, unless approved otherwise by HM management in advance.
Outside food and drinks are welcome prior to the ceremony.
Yes! You can bring in your own, but you must use a licensed and insured Tennessee server/bartender. Alcohol is not provided or served by Homestead Manor. Caterers or a bartending service will take the responsibility and liability of alcohol service. Bartending services must provide proof of a minimum of $1,000,000.00 liability insurance policy. No cash bars are allowed.
Yes, however, we recommend that an indoor ceremony in the Barn be considered mainly as an inclement weather back up, as it will require a partial space flip during your event. We have multiple, beautiful ceremony locations on the property for you to choose from.
Seating capacity of the Barn for a wedding reception is recommended not to exceed 260 guests, including the bridal party. This is with a dance area in the center of the room and the retractable doors/windows closed. An additional 100 guests can comfortably be accommodated with doors/windows open, allowing seated guests to extend onto the patios. This leaves the patio behind the fireplace open for a mingling area. Any additional guests must be approved by the HM Director.
We offer 12 hours of access on your wedding day. This access can start anytime, with the exception of Sundays. Access to the Barn will be granted after 1pm on Sundays. Evening weddings have a standard rental start time of 12pm. All rental times must end by midnight. If you prefer, you may shift your rental time-slot, for example, 10am-10pm.
Yes, 50% of the rental fee is due at booking. The remaining balance may be broken up into payments, with the balance due no later than 60 days prior to the event date. If necessary, we will do our best to create a customized payment plan that fits your specific needs.
Yes, Homestead Manor offers multiple ways to save money and secure your dream wedding venue at a lower cost. We call it the 5-10-20 rule. Reservations that are “paid in full”, at the time of booking, will receive a 5% discount. Clients who are active military are eligible to receive 10% off. And lastly, weddings booked within 60 days of their event date will receive 20% off. With the exception of “paid in full,” discounts cannot be “stacked” and clients will receive the greater of the two discounts, if eligible for more than one offer.

Yes! With our retractable doors/windows we are now able to offer a more temperature controlled environment. We offer heating and air conditioning, for a more comfortable environment for you and your guests year round.
None. We do not have any hidden fees. Homestead Manor takes care of the taxes and we do not charge a credit card fee.
Yes, you are responsible for acquisition and set up/breakdown of all rental items from third party vendors. Rental items include tables, chairs, linens, service ware, specialty items, lighting, draping, hanging decor, etc. We provide a beautiful venue for your special day.
We welcome creativity to accomplish the vision of your event, but that creativity will require creative measures, as no nails, thumb tacks, staples, screws or duct tape are allowed on walls or floor. The only adhesive material allowed on the walls, floors, or wood pillars is stage/drafting/painters’ tape or gaffers tape. All other decorations must be freestanding. Glitter and confetti are not permitted. You may utilize candles as long as they are enclosed in glass and the flame does not reach higher than 2” below the height of the glass.
Sparklers will be allowed for the bride and groom send off. No glitter, confetti, ecofetti, rice, bird seed, balloons, or wish lanterns will be allowed. Fireworks are only permitted by obtaining proper city use permits. We welcome creative couple send offs, but please check with management for approval on what is to be used outside.
There are a variety of beautiful outdoor areas for your ceremony to take place. Our lush lawns, stately magnolia, oak and elm trees and beautiful landscaping serve as the perfect backdrop to exchange your vows.
Yes, the rental fee includes a 45-minute rehearsal time. Rehearsal times are based on venue availability. If an event is booked for the day/evening before your rental, the booked event will take precedence and your rehearsal time will be scheduled for the morning of your event or an alternate day of the week, per your preference. Your rehearsal day/time will be confirmed 30 days prior to your event.
Yes. We offer a beautiful bridal suite and groom’s room.
Yes, rental includes access to your booked venue, bridal suite, groom’s room and lawns. It does not include the Manor House. The Manor is reserved for 1819 Coffee and customers.
We simply ask that you treat the property with respect. All items brought in by you, your vendors, or your guests are to be removed from the facility and grounds by the end of your rental period. The kitchen should be free of food and beverages and wiped down. All trash is to be removed and placed in the proper bins located outside the back kitchen door, if all bins are filled, additional trash may be left in trash bags next to the cans. We take care of routine cleaning and janitorial services at no additional charge. If for some reason there is an excessive amount of cleaning required after your event, you may incur an additional fee.
Parking is complimentary! To ensure safe and effective guest parking, Homestead Manor will provide parking attendant(s),beginning one hour prior to the start of your event. Our venue has a limited amount of parking spaces in the front lot and the use of additional parking may be required. Please communicate with our Events Director for additional parking approval. Valet parking is permitted and is the responsibility of the client to acquire. Keep in mind that Homestead Manor is Uber and Lyft friendly to and from hotels around town.
No, we do not have a guest count minimum. The food/beverage minimum may depend on the caterer you use.

We have bistro lighting on our barn patio that provides a romantic glow for an after-dark cocktail hour. Due to the historic nature of the property, lighting is limited around the property, lawns and Manor. Evening events on the lawns would require additional lighting.
Yes. We have ramped entrances leading to and from both the outdoor ceremony sites and our Barn. However, the bride’s suite does not have a permanent ramp. We would be happy to provide a portable one if that would be helpful, please simply let us know.
Yes, we are dog friendly! We welcome your dog(s) on our lawn areas and even to participate in your wedding ceremony. We require that you have a person responsible for your pet while on property and to take him/her home after pictures and the ceremony. Please keep in mind that only certified service dogs are permitted in food service areas.
No, all setup will be restricted to the rental period. If extra hours are desired either the morning of your event or for a late exit, those can be purchased at $200/hr in advance by contacting the Events Director.
A final decision must be made by 2pm the day before your event. Keep in mind if a space flip is decided upon, arrangements will need to have been made in advance with your caterer for the catering staff to perform a space flip. We will do our best to partner with your caterer and wedding planner.
Music must conclude by 10:00pm to ensure that you, all of your items and all of your vendors are off property by midnight.
No, vehicles cannot be left overnight. Please advise your guests of this policy, as we ask that all cars be removed from our property at the end of your contracted rental period. Our gates remain locked overnight. We appreciate your understanding and want to remind you that we are a Uber and Lyft friendly location to and from hotels, restaurants and Nashville.
We require a final head count two weeks out from the event date.
Homestead Manor is responsible for professional clean up once all of your decorations are removed and trash is taken to the designated area by you and your caterer. Please note that all decorations must be removed within your rental times.
Yes, we encourage you to come out and visit us on the property anytime you wish. To ensure best access for your photos, please contact our Events Director for scheduling.
Safety is always a high priority here at Homestead Manor. We are following CDC guidelines for disinfecting to ensure that we are celebrating responsibly. A unique feature of our barn is the ability to provide a more open reception. Our retractable windows/doors can be opened for an open air reception which can allow your guests to spread out a bit more and extend out onto our patios.
